The Design Process

This is the more comprehensive run down of the process and a few tips for along the way. The best part about engaging our company to design your plans is the fact that you are not tied down to one builder with set plans.

Initial site meeting 

The first step is to meet on your block of land or property to go through your wish list and budget, including facade ideas. The minimum amount of information we require is how many bedrooms/baths etc. you need in your home, then you can leave us to do our magic. We will be able to steer you in the right direction ie. building codes and regulations you may require in your house design. As we are a subcontractor, we are not limited to working with one builder and have a good idea about how the industry is sitting in the current market. This helps us to establish your budget in order to bring the house size where it needs to be. 

Formal Design

 We sit down and combine all of your ideas onto paper to produce the initial floor plan, site plan and elevation. 

Client Approval/Amendments

Once we have completed the preliminary design you then get to run your eye over the design. From the initial design nothing is set in stone. This gives you the opportunity to fine tune the layout and let us know what you would like to change. No two jobs are ever the same, this is why we work with you to get it right. 

This is then the end of the first stage. Once you are happy with the preliminary design you can then start talking to builders to acquire quotes. You will find some builders able to quote off these plans, however you may find some builders require the full set of working drawings to quote off. It's always best to have a chat to your builder regarding this.

Final Construction plans.

Once you are happy with the preliminary house design and it meets your approximate budget the next step is the full set of working drawings which we offer as part of our design service.
